About Detroit Shoreway…
Situated on the west side of Cleveland, and bordering on a large and popular lakefront park, Detroit-Shoreway is in the midst of the gentrification process. This neighborhood is extremely popular amongst the young professional crowd, and there is quite a bit of high end new construction, mostly in the form of attached townhouses deeded as condominiums, on the north side of Detroit Avenue.
Detroit-Shoreway offers very easy access to downtown via Rt. 2 (i.e. the Shoreway) and to west side suburbs via I-90. It also benefits from direct access to the Red Line light rail, via the W. 65th St. Station, allowing easy access to downtown or the airport.
The housing stock is a mix of single family houses, multi-family houses, and apartment buildings, mostly built in the early 20th century.
The southwestern part of the neighborhood is still rather rough, but all signs point to likely redevelopment of the area in the coming years. For the time being, however, there remains a bit of crime and other problems scattered throughout the neighborhood.
Overall this is an area with considerable value-add oppourtunity, though it’s also got an element of risk, with much of the neighborhood retaining a low-income tenant base despite the fact that the new development trends rather high end.
In any event, it seems extremely likely that the average incomes reported in census data will rise considerably in the coming years, and increase the grade of some tracts within Detroit-Shoreway.
