South Euclid, situated on the east side directly east of Cleveland Heights, has a nice housing mix consisting of single family houses, duplexes, apartment buildings and condominiums. The majority of the housing stock is comprised of single family houses that were built between the 1920s and the 1960s, but there are quite a few houses that are older or newer than this range as well.
The housing stock tends to be at least one notch above starter house in most parts of the city (with the exception of some streets in the northernmost portion of the city, bordering on Euclid and Cleveland).
South Euclid benefits from its proximity to John Carroll University, in University Heights, and also from its stable owner-occupant resident base. The fact that its school district, for the majority of the city, is shared with Lyndhurst helps to keep rental demand strong.
A small portion of the city off of Warrensville Center Road is assigned to the Cleveland Heights-University Heights School District.
South Euclid’s housing values were hit hard by the recession, but have since recovered strong.
South Euclid does not have convenient access to the freeway, but it remains a popular suburb regardless, both for owner occupants and investors.
